Mary Schwagerl

Mary Schwagerl is a Director in the Manhattan office of RIPCO Real Estate, where she specializes in retail leasing and strategic landlord and tenant representation across New York City.

Since joining RIPCO in 2022, Mary has built a strong track record advising some of Manhattan’s most prominent ownership groups, including SL Green, RXR, Moinian Group, K Property Group, Olnick Organization, Meadow Partners, and William Gottlieb Real Estate. She has successfully executed transactions with a range of high-profile and emerging brands, including Barbour, LA Apparel, Topdrawer, and Schott.

Mary is particularly focused on retail leasing strategy, repositioning, and the lease-up of large-format and complex spaces, helping landlords unlock value and bring dynamic retail concepts to market. On the tenant side, she has advised on expansion strategies for brands such as Natural Pilates, Physique 57, in addition to working with a range of hospitality and restaurant operators.

In 2024, Mary was recognized by Commercial Observer as one of its “30 Under 30” Leasing and Sales Professionals, highlighting her as a rising leader in New York’s retail real estate industry.

She earned a Bachelor of Arts in Public Policy and Real Estate Development from the University of Maryland and is a licensed real estate salesperson in New York. Mary is also an active member of the International Council of Shopping Centers.
