The southern stretch of Madison Avenue, from 57th to 65th Streets, has solidified itself as the “flagship corridor.” Here, global brands cater to a unique mix of:

Balenciaga and Celine were among the first to plant their flagship roots here. Dior is currently expanding its footprint on 57th Street, while the redevelopment of 625 Madison Avenue promises to bring even more marquee names.

  • Newcomers: On 69th Street, Robin Birley has developed Café Margaux, a nearly 20,000 SF private members club at the former Westbury Hotel. Ideally located next to Khatie, it caters to the same well-heeled fashion clientele. Additionally, Miami’s Casa Tua at the SURI Hotel and Chez Fifi at 140 East 74th Street have joined the Madison Avenue dining scene.
  • Long-standing favorites: Jean-Georges’ The Mark Restaurant, is an Upper East Side institution with a famous hot dog cart that attracts locals and visitors alike.

Today, Madison Avenue boasts one of the lowest retail vacancy rates in years. Demand is strong, and rents are corresponding in line with the corridor’s evolving status.
