New Jersey Associate Salesperson

Job Description: Associate Salesperson
Department: Retail Real Estate Brokerage, Leasing
Reports To: Executive Vice President
Location: Elmwood Park, New Jersey
Compensation:  100% commission-based; no base salary, hourly wage, or guaranteed draw or earnings

Company Overview
RIPCO Real Estate is a leading commercial real estate brokerage firm, recognized for its reputation of excellence since 1991. With more than 150 experienced professionals across eight offices, we are singularly guided by our Street Smart, Market Wise ethos, delivering top-tier results through a client-first approach grounded in integrity, market insight, and expert deal-making. Founded with expertise in retail real estate, RIPCO has grown to include capabilities across industrial, office, multi-family, hospitality, and self-storage, representing leading tenants and property owners throughout the New York Tri-State area, Florida, and key national markets. Our diverse background spans retail leasing, investment sales, debt and structured financing, and property management, consistently driving value and long-term success for clients nationwide.

The Opportunity
Join a high-performing retail leasing & sales team at RIPCO Real Estate, located in Bergen County, New Jersey. In this role, you’ll work as part of a team lead by a top-producing Executive Vice President who specializes in tenant and landlord representation. You’ll step into a ready-to-lease portfolio of landlord assignments for some of New Jersey’s most prominent owners and publicly traded Real Estate Investment Trusts. You will also have the opportunity to help some of the top retailers open stores throughout the market.

You’ll be immersed in all aspects of the leasing process – from site selection and market analysis to lease negotiations. The ideal candidate is a strategic thinker and strong communicator who thrives in a fast-paced, client-focused environment. Real estate experience (commercial or residential) is preferred, and a deep knowledge of the New Jersey market is essential. This is a standout opportunity for a driven individual ready to accelerate their career through direct mentorship and hands-on involvement in active deals, and to be actively mentored by one of the best real estate teams in New Jersey.

Key Responsibilities
• Partner with Executive Vice President and team servicing existing landlord portfolio and tenant assignments
• Actively canvas and source retail opportunities for existing assignments
• Handle in-bound leads and cultivate relationships
• Conduct detailed market research and outreach
• Assist in preparing marketing materials, proposals, and status reports
• Engage in extensive client management

Skills and Qualifications
• New Jersey salesperson license is required prior to the start date.
• Attention to Detail is a must
• Follow-up is key: Deals are won by the person who follows-up one more time. You need to be highly organized and committed to tracking every interaction and next step
• 1–3 years of professional experience (real estate, finance, sales, or similar field preferred)
• Bachelor’s degree required
• Proficient in Microsoft Office, CRM management & social media

Business Service & Development Expectations
This role is fundamentally a sales role, with a service mindset. Success requires comfort with proactive outreach and a strong internal drive. You must be highly motived and have an entrepreneurial spirit.
• Cold calling is core: You will spend a meaningful portion of your time initiating contact with tenants, property owners and real estate brokers. This is not occasional – it is a daily discipline. The right candidate embraces this, improves at it, and understands that this is where opportunities are created. Every phone call is an opportunity to service a client, gain market intelligence, build your brand, potentially identify a new client, and make money.
• Volume & Thoughtfulness: This position is not just about the quantity of the calls you make, it’s about the quality of the calls, learning how to communicate clearly, ask smart questions, and build credibility.
• Optimism & Resilience wins: Rejection is part of the job. “No” is just the first step to “Yes.”

Compensation
Independent Contractor (1099). This is a role for someone who wants their performance—and their compensation—to be directly tied to the work they put in and their income potential to be unlimited. If you are the right fit for this role, there is every possibility that you will be earning six figures by the end of your third year.

This is a 100% commission-based role and all earnings or compensation depends upon individual sales volume and commission splits.

Final Note
This is not a role for someone looking for a predictable, low-pressure environment. It is an opportunity for someone who is hungry, resilient, and serious about building a career in commercial real estate brokerage—someone who wants to have a seat at the table with a team of experienced professionals, learn quickly, and earn their place through performance.
